Colchester 1st Quarter 2018 Market Update

Market Activity Report

1st quarter Single Family home sales realized a 5% gain over 2017 with 21 closings. The average sales price rose slightly by just under 0.97% to $355,935 while the average days on market dipped by 5.68% to 83. All signs of a continued strong seller's market. 

Condo sales saw a gain of 22.22% with 11 closings but, the average sales price sank 19.84%. This is mainly due to the absence of any new construction closings in Q1 2018 vs 3 in the previous years period. This also affected the average days on market which dropped to 45.

What Sold in Colchester

Sales ranged from a Mills Point camp selling for $145,000 to a spectacular lakefront rehab that you may have seen in the news that sold quickly for $1,095,000. See what sold.

...and What Didn't Sell

Only a handful of listings were terminated, expired or withdrawn in the 1st quarter. Some have been relisted with new prices, agents or both. As I've said before, if you can't sell a house in this market you need to rethink your marketing.
