New Listings on The Rise?
New listings of single-family homes in Colchester rose 37.5% in July over the same month last year while condo listings realized a drop of 12.5%. Meanwhile, the inventory of single family homes for sale shrank 21.9% to only 50 while condo inventory rose by 33.3% to 16.
July 2018 Market Update
July single-family home sales dropped dramatically by 42.9% to only 12 while the median sales price rose by 7.6%. The month's supply of inventory continues to slide, down 8.3% to only 4.4. Six months is considered a balanced market.

Condos sales were also down (37.5%) to only five and the median sales price actually shrank by 8.6% to $191,000 due to lack of sales in the higher end. While the month's supply rose slightly there is still a severe lack of condo inventory with only a 2.3 month supply.
