Sales Up and Down in Colchester

Closed sales of single-family homes in Colchester dropped 22.7% at 17 compared to August 2017 while condo sales rose 42.9% to 10. Comparatively, sales for all of Chittenden County single-family homes rose 9.7% 1t 158 while condo sale rose by 3.2% at 64.

August 2018 Market Update

The August median sales price for single-family homes in Colchester was down 12.8% to $245,000. Days on market improved for single-family homes by 17% while months supply of inventory dropped 17.1% to 3.4. A six month supply is considered a "balanced" market.

The median sales price for condos rose slightly by 2.2% to $230,000. Days on market shrank considerably by 44% to only 35 and months supply of inventory was basically flat at just 3. 
Sellers continue to have the upper hand all around.

Single-family home sales ranged from a $74,000 mobile home to a $469,000 Colonial in Smith Estates while condos ranged from a $184,000 townhouse to a $440,000 Marble Island waterfront condo.
