Single Family Home Sales Shrank

Single family sales continued their downward trend for the third quarter with a 37.5% decrease over last year with only 40 homes sold. Condo sales rose slightly to 21 which is a 14.3% increase from 2017.

The median sales price for Colchester single-family homes rose 1.8% to $338,000. Average days on market jumped to 75 compared to 55 for the 2017 3rd 1/4 but, that jump was caused by one home that was on the market for 608 days! Mor new construction throws a wrinkle in the numbers as well.

The median sales price for condos dipped 14.6% to $205,000. Average days on market was only 34 compared to 188 last year. Median sales price and days on market were affected by the fact that there were a handful of newly constructed condos sold in the 3rd 1/4 of last year versus none this year.
